Moisture inspections are priced at €450 (including 23% VAT) and are carried out by OE-licensed civil engineers. A detailed bilingual report, including annotated thermal images and professional recommendations, is delivered within 48 hours of the inspection.

The responsibility for checking the property's legal and technical status is no longer handled by the notary—it now falls to the buyer.
Until 2024, the habitation licence was typically verified as part of the property transfer process. With the introduction of the Simplex Urbanístico (DL 10/2024), that requirement was removed. As a result, buyers are expected to carry out their own due diligence before completing the purchase.
