Drone Roof Inspection: How It Works and What You Get

Roofs are the most expensive part of a property to get wrong and the hardest to see. A drone changes that.

How a drone roof inspection works

  1. We agree a flight window, and check the site and the airspace.
  2. The drone flies a planned path over the roof and photographs every area at high resolution.
  3. We review every image, mark each issue and rank it by priority.
  4. You get the report in English and Portuguese within 48 hours.

One flight covers the whole roof, chimneys and gutters included.

What a drone finds

  • Cracked, slipped or missing tiles
  • Blocked gutters and valleys
  • Failed flashing around chimneys, skylights and walls
  • Damaged chimney stacks and pots
  • Moss, vegetation and debris holding water
  • Sagging ridges and uneven roof planes
  • On flat roofs: ponding water, split or blistered membranes, blocked outlets

What it does not do

A drone shows what is visible from above. It cannot see the underside of the roof structure, the insulation or the loft. For that, add it to a pre-purchase inspection, where an engineer checks the inside as well.

When to book one

  • Before buying an older house or a villa
  • After a serious storm
  • Before winter, to plan repairs
  • Before selling, to show the roof’s condition
  • To support an insurance claim
  • Whenever the roof cannot be reached safely

At Oporto Home Inspections we inspect homes across Porto, Vila Nova de Gaia and the North for buyers who want the truth about a property, not the sales version. Inspect with confidence.
