Commercial and Industrial Roof Inspections in Portugal: Leaks, Flat Roofs and What to Check

A leak in a warehouse, factory or shop costs more than the repair: stock, downtime and arguments about who pays. Most start in the same few places.

Where commercial roofs fail

  • Membranes and seams: splits, blisters and open laps on flat roofs
  • Drains and outlets: blocked or set at the wrong level, so water stays on the roof
  • Penetrations: plant, ducts, vents and cables passing through the roof
  • Flashings and parapets: where the roof meets a wall
  • Skylights and roof lights: seals and frames
  • Metal and fibre-cement sheeting: corroded fixings and cracked sheets
  • Solar panel fixings: holes in the roof surface

Why ponding water matters

Water that does not leave a flat roof adds weight, speeds up the ageing of the membrane and finds any weak point. Standing water after rain is often the first sign of a drainage problem, and it is easy to see from above.

How often to inspect

At least once a year and after every serious storm. Also at key moments: before buying or leasing a building, at the end of a lease, and before renewing insurance. Keeping dated images lets you compare condition from one visit to the next.

Why use a drone on a large roof

  • Safety: nobody walks on a large, fragile surface
  • Speed: the whole roof in one visit
  • Coverage: every area, not a sample
  • Evidence: dated, located images for insurers, owners and tenants
  • No disruption: the business keeps working

At Oporto Home Inspections we inspect homes across Porto, Vila Nova de Gaia and the North for buyers who want the truth about a property, not the sales version. Inspect with confidence.
