How Much Does a Home Inspection Cost in Portugal?

It is the first question most buyers ask, so here is a straight answer.
Why we quote each property
No two properties are the same. A small flat in a modern block and a granite townhouse with a roof terrace and a basement need different amounts of time and equipment, so we quote each one. You get a clear quote before you book, and the price you agree is the price you pay.
What changes the quote
- Size and type: flat, townhouse, villa, number of floors
- Age and condition: older buildings take longer to read properly
- The service: pre-purchase, new-build snagging, moisture survey, pre-sale or rental
- Add-ons: a drone roof survey, thermal imaging or hazardous materials testing
- Location: Porto and Gaia, or further away
What is included
A visit by a licensed civil engineer, photographs of every finding, and a written report in English and Portuguese within 48 hours, with the findings ranked by priority. Your questions after the report are part of the job.
Is it worth it?
Look at it against what it can find. A failing roof, hidden damp, old wiring or a failed terrace membrane can each change what a property is worth to you. A report in hand before you sign the CPCV lets you renegotiate, ask for repairs or walk away.
What to be careful of
- Independence: an inspector recommended by the seller’s agent has a reason to be gentle. Choose your own.
- Checklists dressed up as inspections: ask what you actually receive, and whether it has photographs and priorities.
- Language: a report you cannot read comfortably is not much use under pressure. Ours comes in English and Portuguese.
